Sub-Community Rules
• Do not park on the road unless in parking bays. You are causing a hazard and may cause an accident.
• If you use the pools, please shower before getting into the pool. Sun creams and oils are making the pools dirty and will clog filters.
• If you must smoke around the pools take your rubbish home with you – or put it in a bin. Ideally do not smoke poolside.
• Dress appropriately – naked and topless bathing is not appropriate. Babies and toddlers in the pools wear swimming nappies.
• Sun loungers – Please Take them back to your apartment at the end of the day.
• Do not walk on the golf buggy track. The track is only for golfers. Golf balls can injure and even kill a child.......
• Do not allow your children to play on the golf course and practice grounds – they are not a playground.....
• Think of your neighbours if you have a party or come home late.....
• THE POOL OF THE COMMUNITY WILL BE CLOSED FOR SWIMMING FROM 9.00 P.M. TO 9.00 A.M.
• PARENTS ARE FULLY RESPONSIBLE FOR THE SAFETY AND SUPERVISION OF THEIR CHILDREN AT ALL TIMES.
• CHILDREN SHALL ONLY USE THE POOLS IN THE PRESENCE OF THE ADULTS WHO WILL ULTIMATELY BE RESPONSIBLE FOR THEIR SAFETY.
• NO BALL GAMES IN POOLS, GRASS OR PLANTED AREAS
• NO BICYCLES ON PLANTED AREAS OR GRASS.
• NO SUN BEDS OR CHAIRS ARE ALLOWED ON PATHWAYS
• NO AIR BEDS ARE ALLOWED ON THE SWIMMING POOL.
• NO JUMPING OR DIVING IN THE POOL
• WASHING LINES ON THE FACADES, BALCONIES AND RAILINGS ARE FORBIDDEN.
• ALL RUBBISH TO BE DISPOSED OF IN THE APPROPRIATE BINS. PLEASE DON´T THROW LITTER
• NOISE LEVELS TO BE KEPT DOWN. Thank you for respecting the rules
“ Deposit and Booking Procedures”
If you are interested in booking my apartment, I require a deposit of £100.00 per week within 7 days of a verbal booking.
The balance is payable 4 weeks before arrival. Bookings within 8 weeks of arrival, requires full payment at the time of booking. A contract is formed once I have received a completed booking form and payment has cleared. Such contract is, of course, subject to the information provided in the booking form being correct.
Security Deposit
A separate refundable security deposit of £100.00 is required, and is to be paid 4 weeks prior to arrival, along with the balance. This will be refunded following confirmation that the property has been left satisfactorily on your departure......
Occupancy
The maximum number of people allowed to sleep in the apartment is 4. Any unauthorised occupancy by people not listed will be subject to loss of bond and immediate termination of the rental agreement. Contravention of this rule will render your booking void, all the monies paid forfeited and you will be asked to leave the apartment without compensation.........
Cancellation
If payment of the balance is not received 4 weeks prior to arrival I reserve the right to cancel the booking. In this event,the deposit will be forfeited or if you wish to cancel after the booking is accepted, you must Immediately advise me in writing. Cancellation charges will then be payable,as set out below. These charges are calculated from the date written notice of the cancellation is received by,as a percentage of the total price.
Cancellation charges are as follows- More than 4 weeks = ( deposit only )
2 – 4 weeks = 50%
Less than 1 weeks = 100% charge
Responsibilities
I suggest you take out separate insurance to cover this eventuality ...
I cannot be responsible for “force majeure”, and shall not be liable in respect of losses or damage or changes caused by
events such as strikes, riots, political unrest, hostilities, war or threat of war, terrorist activity, industrial disputes, fire, flood, technical/weather problems to transport, aircraft grounded, closure of airports or ports, weather conditions or any event beyond our control, I do not accept third party liability in respect of negligence, breach of contract or otherwise. I cannot, under any circumstances accept responsibility for loss of life, personal injury, damage or accident. Vehicles are left entirely at the risk of the owner or person responsible for that vehicle on the resort or in the designated parking space in the underground garage. Holiday tenants are responsible for keeping the apartment in an orderly fashion and for day to day cleaning...

• “SORRY NO PETS ARE ALLOWED IN THE APARTMENT IN RESPECT OF FUTURE TENANTS”....
“ Swimming pool Area “
I cannot accept liability for injury caused as a result of using the pool. I ask you not to allow children to play or swim unsupervised....
Please do not take glass items to the pool area......
“ Arrival/Departure “
On the first day of your rental period, please do not arrive before 15.00 pm.On the day of departure checkout time is 11.00 am. This allows for cleaning of the apartment for incoming guests. On some occasions extra grace can be given, but this must be agreed prior to arrival. Preferred change over day is Saturday, however consideration will be given to alternative dates.
“ Change to Facilities “
I cannot be held responsible to changes to facilities due to circumstances beyond my control. Also I cannot be held responsible for unforeseen breakdown or failure of any household appliances and equipment before/after or during your stay. Security/Safety/.. During your stay, whenever you leave the property you are responsible for security by closing windows, locking of all doors and ensuring that the apartment is secure. Instructions covering the safe use of the property are included in the general information folder which you will find upon arrival..
“ Passports “
You are responsible for the provision of international travel documents. If you are unable to travel because of inadequate visa/passports, no refund will be given......
“ Important Notes “
Where, due to unforeseen circumstances ( in case of ‘Frustration’ under English Law), the property becomes unavailable, the owner reserve the right to cancel and refund the money paid. I reserve the right to increase or decrease the prices shown at any time. However, the price on the booking confirmation form will not be increased unless the booking is amended. I reserve the right to enter the apartment at any time to inspect and/or carry out repairs or maintenance. I have endeavoured to provide high levels of comfort and amenity. If I do make any significant changes, I will always strive to improve my apartment, I will make every effort to inform anyone likely to be affected.........
